Established Chat Site For Sale

I currently have a chat site [ The Pub Chat - Free Online Chat - Come have quick one on us! ] that I am wanting to sell on. To be honest I just dont have the time anymore to keep it going and I have other sites that require my attention too.

I would be interested in any reasonable offers you have.

I would also be greatful if any of you would be willing to give me a value that you think the site may be worth, to give me an idea of its value. I already have a price in mind but I would like to know how realistic it is.

The site is complete with a forum, chat room and MSN group, all of which are active. The chat room is provided free and the hosting on the site is paid for the next 8 months also the hosting is un-metered in both bandwidth and space.
